We are seeking a detail-oriented Construction Estimator to join our AI-powered estimating 
business. This role involves using advanced AI tools (proprietary to the company) to generate precise material take-offs from building plans.

 
Key Responsibilities

<ul>
	<li>Read, interpret, and understand construction blue-prints and US building codes</li>
	<li>Understand construction methodology and apply knowledge to estimating projects</li>
	<li>Utilize AI estimating software to produce material take-offs for construction projects.</li>
	<li>Collaborate with the team to improve estimating processes.</li>
</ul>

Construction Estimator

The position holder is responsible for providing support to the Renewable Energy Project Development and Execution (RE PDE) Team on the different phases of the day-to-day processes in acquiring various permits, documents, lands, and rights of lands for the transmission structures and road right of way by planning, managing, and implementing in order to achieve the objectives of ARI. 

The position holder oversees and organizes necessary documents, permits, and other requirements needed in acquiring rights of way over the lands and practicing due diligence. 

Outcomes Expected and Responsibilities:

<ul>
	<li>Coordinates with technical, engineering, legal support teams the identification of potential routes for transmission line and access roads that meet the requirements and collaborate in determining the pain points and potential legal risks and executes plans based on direction set by RE PDE team leaders. </li>
	<li>Supervises the commercial and legal risks throughout the transmission line and access road right of way acquisition process, and participates in ensuring that ARI’s interest is protected and that the project objectives are met transparently and sustainably. Activities include but are not limited to: 
	<ul>
		<li>Manages the gathering of required documentation for screening, land due diligence, and land rights processes from landowners and government agencies.</li>
		<li>Establishes due diligence and financial close process for all aspects of the property.</li>
		<li>Manages the internal approval and document control process for property agreements.</li>
		<li>Provides visibility to the AVP on immediate concerns, to enable teams to create forward moving plans.</li>
		<li>Creates venues for discussion with internal resources and cross-functional teams to identify the risks presented in the land documentation and other information</li>
	</ul>
	</li>
	<li>Liaises and collaborates with internal and external stakeholders to achieve transmission line and road right of way acquisition targets. This include but is not limited to:
	<ul>
		<li>LGUs and National Government Agencies for securing the project endorsements for the development of proposed renewable energy projects in relation to transmission line and road right of way, </li>
		<li>Other Government entities, such as: DAR, BIR, DENR CENRO (for titling), Registry of Deeds, etc. is concerned (e.g. required inspections for permits and clearance purposes); for the preparation and processing of permits and clearances and/or for the early resolution of issues concerning clearance and approvals, matters regarding ordinances, regulations, taxes, and property laws.</li>
		<li>Community leaders and other concerned private entities regarding community concerns that need to be addressed</li>
		<li>Conducting information drives for the promotion and acceptability of RE PDE projects; initiates/attends council/group meetings for the facilitation/adoption of required resolutions</li>
		<li>Lawyers, permitting, and engineers to determine whether sites are suitable for transmission line routes and roads and lead the process of acquiring rights to the land.</li>
		<li>Networks of real estate agents, brokers, and/or consolidators</li>
	</ul>
	</li>
	<li>Oversees and organizes the applications for each of the permits are completed properly and accurately, including the submission of all required attachments. </li>
	<li>Maintains and strengthens relationships with the different stakeholders, and collaborates in mapping on potential supporters and blockers based on engagements made.</li>
</ul>

Right of Way Supervisor

The position holder assists the SHES Manager in administering plans related to Safety and Security to meet and improve the safety performance of all ARI Renewable projects and facilities. The position holder also ensures the implementation of OSH programs are in compliance with the government regulations and company policies.

Outcomes Expected and Responsibilities: 

<ul>
	<li>Completes site hazard and safety analysis on Security and Safety and document details in the site plan:</li>
	<li>Drafts an effective Security and Safety plan with appropriate safety standards to curb potential accidents and incidents.</li>
	<li>Effective management of OSH programs through inspection, audit, and validation for proper implementation.</li>
	<li>Handles renewal of OSH permits and licenses and constantly monitors to avoid fines and penalties.</li>
	<li>Address all OSH non-compliance issues through effective communication and coordination with functional teams</li>
	<li>Performs regular inspections of sites and offices to ensure safety rules and procedures are followed and assures compliance of all project sites to all applicable national, local, and community laws pertaining to Safety, Health, and Environment.</li>
	<li>Conducts investigations and analyses of all accidents or hazardous situations. Identify trends and causes, as well as follow up on corrective and preventative actions.</li>
	<li>Conducts site OHS visits to check conditions and coach the site team as needed in the implementation of the OHS Plan.</li>
	<li>Ensures awareness of employees and contractors on OSH standards by implementing training programs and establishing communication channels.</li>
	<li>Prepares all OSH reports required by customers, company personnel, and/or regulatory agencies.</li>
	<li>Prepares summary of OSH Plans, programs, incident reports, and accomplishment reports and applies mitigation/ innovations to succeeding programs.</li>
	<li>Acts as support liaison for all sites in helping comply with regulatory requirements and ARI OSH programs.</li>
</ul>

Safety Specialist

The Design Manager takes the lead in the successful preparation, review, implementation, completion, and continuous improvement of all design requirements (master planning, architectural, interior and/or landscape) and solutions while maintaining high quality, timeliness, cost-effectiveness, code compliance, and sustainability.

Design Manager

Summary of Work Activities and Responsibilities:

Under the supervision of the Campus Development and Construction Group Head, the Planning and Design Section Head oversees the planning, design, evaluation, and continuous improvement of the roads, buildings, installations, and related systems.

Main Duties and Responsibilities

I. Section Management and Development

<ul>
	<li>Sets the direction of the Planning and Design Section and determines its operational goals in alignment with the Group goals, Office goals and Cluster mandates</li>
	<li>Prepares and monitors the Section’s budget and expenditures and recommends cost effective solutions for the Office</li>
	<li>Manages the performance of employees in the Section by setting standards/targets, monitoring, and evaluating performance, and providing development opportunities</li>
	<li>Gathers feedback from the other CFMO Section Heads to determine areas for improvement and potential requirements of the University, and determines best course of action</li>
</ul>

II. Campus Master Plan Management

<ul>
	<li>Assesses and analyzes infrastructure, facility, accessibility, and utilities conditions and capacities reports vis-à-vis the long- and short-term needs and direction of the University, and recommends necessary improvements and possible priority projects</li>
	<li>Oversees the conduct of feasibility and environmental planning studies, ensuring a financially and functionally viable and sustainable project, recommending ways to optimize space and utility usage</li>
	<li>Assists in the review, creation, and revision of a comprehensive and integrated framework and guidelines for campus development, looking into infrastructure planning, space planning and utilization, and environment planning</li>
	<li>Keeps abreast of national and international standards in the professional, as well as government regulations, and ensures that the Campus Master Plan adheres to such yardsticks</li>
	<li>Creates guidelines and policies on sustainable design standards balancing aesthetics, functionality, and safety</li>
</ul>

III. Facilities Planning and Evaluation

<ul>
	<li>Evaluates resource facility systems in the University to check compliance with government laws and codes, University standards, and best practices</li>
	<li>Writes recommendations, guidelines and standards on facilities planning and utilization to improve the efficiency and effectiveness of physical facilities</li>
</ul>

IV. Construction and Renovation Projects

<ul>
	<li>Creates guidelines on cost estimation, project timelines, contracting and procurement, and evaluation of bids</li>
	<li>Coordinates with University offices for all Construction, Major and Minor Improvement projects requests</li>
	<li>Prepares pre-design and schematic design plans for all space planning and facilities improvement projects.</li>
	<li>Prepares detailed cost estimates in budget planning and evaluation of Construction, Major and Minor Improvement projects, for the approval of the CDCG Head</li>
	<li>Drafts all pertinent construction project bid documents such as:
	<ul>
		<li>Scope of work, TOR</li>
		<li>Design Development plan</li>
		<li>Construction documents, BOQ and design details and specifications</li>
		<li>Work schedule, budget estimates</li>
	</ul>
	</li>
	<li>Advises stakeholders and CFMO Sections on the interpretation and implementation of project plans to support planning and evaluation </li>
	<li>Assist the Construction Management and Post Construction and Building Care Sections in advising participants during and after the bidding process</li>
	<li>Oversees documents updates of ‘as-built’ plans and standard design documents and compliance with CFMO records management procedures</li>
</ul>

V. Performs other duties that may be required by the immediate supervisor and 
authorized representatives
